Shelly L. Klie-Buckee is the Managing Member of Posha Properties, LLC. She has over 15 years of diversified experience in the construction and homebuilding bookkeeping and administration industry. She takes pride in her depth of knowledge and resources in providing quality and competent bookkeeping and administrative services for her clients. Posha Properties LLC specializes in small business and construction bookkeeping and administrative assistance, and provides services in the following areas:
- QuickBooks set up and training
- Budget preparation, project proformas and construction cost breakdown for current and new projects.
- Prepare and submit loan packages to lending institutions for funding requirements.
- Financial management including; AP, AR, set up and maintain all checking accounts, journal entries, reconcile general ledgers to bank statements, deposit activity and fund transfers.
- Prepare work in progress and cost of goods sold reports, P&L Statements, Balance Sheets.
- Assist in land acquisition. Prepare letters of intent and formal purchase contracts.
- Assist with subdivision development through City administrative procedures, zoning and permits.
- Track, audit and post land acquisition, development and construction documents and loans.
- Coordinate contract and loan documents between Lender, Title Company, Broker and construction personnel.
- Audit and post construction and sales documents and closing statements.
- Prepare and submit AIA and construction draw requests. Track, audit and post AIA and construction draw funding and interest. Maintain files for AIA and construction draw funding, funding schedules and loan interest.
- Prepare and record corporate documents for new Business Set up and HOA’s including; Articles, Bylaws, CCR’s, Subdivision Reports, Operating Agreements, IRS forms and State and City forms and applications
- Prepare, issue and track subcontractor contracts, start orders, work orders and change orders.
- Disburse AIA and construction funding to subcontractors. Issue and track lien waivers.
- Payroll functions including; preparation and disbursement of employee paychecks, track vacation and sick leave
- Preparation and disbursement of monthly, quarterly and annual payroll reports and deposits, W-2’s and 1099’s.
- Calculate and prepare monthly sales tax reports and disbursements. Assist company accounting firm with year-end tax preparation.
- Full management of all new and existing HOA’s.
